| Mr. Sigman concentrates his practice in the areas of real estate and project finance, representing real estate developers and investors in connection with retail, office, industrial, hotel, residential subdivision and multi-family properties. Mr. Sigman has extensive experience with acquisitions, dispositions, land use planning, leasing, construction and permanent financing, municipal participation and negotiating with anchor tenants. |
Representative Transactions: |
- Represented a distressed real estate fund in its acquisition of a 400-lot residential subdivision purchased out of bankruptcy and in connection with all redevelopment efforts needed to reconstitute the product offering, including revising master plan; correcting title and survey issues; rezoning and other land use issues; procuring developer financing; redrafting subdivision covenants, implementing homeowner's associations and architectural controls; engaging approved builders; creating templates for builder lot options to purchase; and the formation of several townhome condominium regimes and related issues.
- Represented the developer in its acquisition, financing, and development of an 800,000 square foot power center plus outparcels involving the assemblage of real estate, re-zoning, other land use planning, simultaneous sales to two anchor retailers, and the procurement of municipal participation for new infrastructure and improvements to existing infrastructure for the project.
- Represented the developer in its acquisition, development and financing of a historic office building and warehouse in downtown Birmingham, Alabama, which included converting and rehabilitating the vacant structure into 74 loft apartments and underground parking, Alabama Housing Finance Authority bond financing, the sale of historic and affordable housing tax credits to an investor sponsored by Fannie Mae, and procuring a subordinated HUD/HOME Loan from the City of Birmingham, Alabama.
- Represented the developer in its assemblage, acquisition, development and financing of a yacht club and marina in Key West, Florida with a projected cost of approximately $200,000,000 and including mega-yacht and large yacht slips, dry docks, boat engine repair and other marina support facilities, a hotel and boardwalk retail.
